Energy Performance Certificate (EPC)
Energy Performance Certificates infom you how energy efficient your home is. The energy efficiency is worked out on a scale of A-G. If your home is very energy efficient and has very low fuel bills then you will be in band A. If your home is very low in energy efficiency and you have very high fuel bills then you will be in band G.

Even more importantly than this, especially in today's current 'green' climate, the Energy Performance Certificate also informs the home owner of how their energy consumption affects the environment. For example if you have an energy efficient home i.e. in band A then you are having much less impact on the environment than a house in Band G which will have more carbon dioxide emissions, which are extremely damaging to the environment.
According to the Government the average property in the UK is in bands D-E. This means the majority of properties in the UK are not greatly energy efficient. The Energy Performance Certificate will alert home owners to this, giving them the chance to rectify the situation.
The other bonus of the Energy Performance Certificate is once completed it will include recommendations on how you can improve your home's energy efficiency. This is obviously a massive issue at the moment so finding out how to make your home safer for the environment and save money on bills is a big advantage.

EPC Clonning
It may be possible to issue a cloned certificate where the property has not been individually assessed but is considered the same as, or similar to other housing units in a block. e.g. multiple flats in a block of same dimensions, construction and heating. Thus, surveying one or two properties can provide a representative sample of all units in a block.
Surveys of properties that require cloned EPC's will have a lower price, this is because entry to only some of the dwellings is nessasary within a block. The remaining EPC ratings can be calculated using the information gathered from the initial energy surveys.
Social Landlord
For Social Sector Landlords from 1st October 2008, when tenants change, you will need to provide a certificate to any prospective tenant. There is no need to obtain a Energy Performance Certificate (EPC) for an existing tenancy.
EPC time-line
Below is the schedule of the implementation of EPC’s in England and Wales:
- August 1st 2007 – all 4 bedroom property put up for sale will require an EPC as part of the new mandatory Home Information Pack.
- April 2008 – all commercial property over 500 sq meters will require an EPC when offered for sale or rental.
- October 2008 – all remaining commercial property of any size will require an EPC when offered for sale or rental.
- October 2008 all residential property will require an EPC at point of rental.
