The introduction of the Housing Act 2004 brought with it a requirement to licence 3 or more storey properties that are rented by five or more persons who are not related. This process is managed by the local authority where your property is located. The owner must apply in writing to get a licence. Failure to have a licence may result in a prosecution and even an order by a court to repay rent, back to tenants of up to 12 months.
