We can provide a detailed and comprehensive snagging service on your new property. Our experience demonstrates that the ideal procedure is a two step process.

We will carry out a thorough visual inspection of your new property before you take possession.

The report, including photographs where appropriate, is then discussed and given to the builder or developer who will have the opportunity to rectify all faults and defects prior to our return, usually within 10-14 days. At that point, we will check the work and changes that have been made, note what plans the developer has made for resolving any outstanding issues and submit the report to you before handover.

However, if you do not have the luxury of this lead time and your deadline for taking possession is fast approaching, we can be flexible and adapt the process to suit your needs.

When do I need the inspection to be carried out?

The inspection needs to be carried out prior to the legal purchase completion of your new home. As soon as you have been given a completion date we can arrange the inspection of your new home. Naturally the sooner we inspect it the better, as there is more time for your developer to rectify defects before you move in. The builder will normally invite you to inspect your home as soon as the completion date is set and usually they allow between 10 -14 days to arrange the inspection.

What will happen If i've already moved in?

If you have already moved into your new home or if you have moved in less than 2 years ago, it should still be possible to help you to have the defect repairs carried out under the terms of most warranties. Bear in mind that if you have already moved in, you could be blamed for wear and tear and end up paying for many defects, so action is better sooner rather than later to avoid having to pay for many defects which you could have had repaired free of charge.

Why is a snagging report so important?

As you are no doubt aware there has been constant press coverage concerning the rising number of defects found in new houses. By requesting a report, this will highlighlight early defects to the property thus allowing remedial works to be undertaken sooner rather then later.

What does a snagging report include?

Your snagging report covers both inside and outside your home. Outside includes brickwork, paintwork, external pipes and drains, garages, drives and pathways, gardens, walls, fences, gates and the roof. Inside includes:- ceilings, walls and wall ties, windows, doors and frames, staircases, pipes, radiators and fireplaces, kitchens and bathrooms, appliances, loft space and electrics.

What you really need to know but are never told about Show Homes.

Clearly, house builders use show houses to sell their new homes prior to them being built. However, this can be very misleading as developers spend an awful lot of money on their display homes and many new home owners can be extremely disappointed that their new house pales into insignificance in comparison. This is mainly due to the fact that interior designers are used to show the home to it’s best advantage.

When you visit a show house look out for the following:

  • The internal doors will often be removed to create the feeling of space.
  • All the lights will be on to create the feeling of plenty of light.
  • Bedroom furniture is kept to a minimum with single beds and bedside table and these can  be of smaller proportion than normal.
  • The fittings are often of better quality than those used in the standard specification.
  • Glass furniture and mirrors are used to great effect to create the feeling of space.
  • The garden will be landscaped and normally completed to a far higher specification than the standard basic turf provided.

 When buying a new house make sure that you:

  • check what the specification is of the house that you are buying and
    how it compares to the show house.
  • Have the detailed plans of your new house made available so you
    can check that your furniture will fit into the rooms.
  • Ask to be shown a plan of a similar style of house to view, if the house is different from the show house.
