The Tenancy Deposit Scheme came into effect on the 6th April 2007. Although inventories are not compulsory, without one, you as the landlord, would stand little or no chance of recovering anything out of the deposit should damage occur as it is common for a tenant to claim that the damage already existed when the tenancy started. We therefore feel inventories are essential.
We can provide a professional and detailed inventory/condition schedule with full photographic record, which sets out the age/condition of each item, internal decoration and all included fixtures and fittings.

Inventory Report
This records a property’s condition and contents, including standards of cleanliness, prior to the start of a tenancy. A comprehensive inventory is also a key potential aid, to contributiors of the Tenancy Deposit Scheme. It also safeguards your assets and assist in avoiding potential disputes at the end of a tenancy.
This key legal document is issued at the commencement of a let, and is retained by all parties. We detail all items as fully and clearly inside and outside a property. This will minimise disputes at the beginning and end of a tenancy.
Check In Report
Once you have your professionally produced inventory it makes sense to make best use of it by having tenants checked in to the property.
On a check in visit we will take the new tenants through the inventory document line by line. If there are any changes or observations to make in addition to the inventory itself then these will be recorded on an amendment summary.
Once the check in is completed we ensure that each page of each copy of the document is signed by the tenant and landlord and is witnessed by us.
This ensures that there is a strong legal agreement as to the state and condition of the property. Safe and secure for both tenant and landlord
Check Out Report
At the end of the tenancy it makes sense to have an independent check out. We are able to use the inventory together with any amendments to assess the state and condition of the property when the tenants leave.
We will deliver a report which identifies any material changes since the inventory was taken. This allows tenant and landlord to have a solid basis from which to agree any costs which may be incurred following a tenancy.

Our reports are clear and detailed, with photographs at Check in and Check out, where appropriate.

We use Adobe Acrobat to create PDF document files, which can be viewed, but not modified, ensuring that disputes are avoided.

We are able to undertake our services at week-ends and often at short notice within London and parts of Essex

We can email reports within 24 hours, if desired. Where a hard copy is preferred, this can be sent the following day.
